Lifestyles of the Capes

The Capes catchments area provides a wide range of opportunities for recreation, lifestyle, toursim and economic activity. Margaret River is the population centre for the catchment, accommodating most of the Shire of Augusta-Margaret River’s urban population. Other townsites within the catchment include Cowaramup, Gracetown, Prevally, Gnarabup, Rosa Brook, Witchcliffe and Karridale in the Augusta-Margaret River Shire and Yallingup in the City of Busselton. In all of these areas a significant proportion of dwellings are not permanently occupied, reflecting the popularity of the area as a tourism destination and for holiday homes or ‘investment properties’.

The median age across these localities ranges from 35 in Margaret River to 48 in Witchcliffe. Community statistics for each of the localities in the table above can be found online from the ABS 2011 Census data.

Forecast Growth

The Shire of Augusta-Margaret River is forecast to grow to be 17,2o0 by 2026 (increasing from 11,761 in 2011) (WAPC 2012). The City of Busselton is expected to continue with its rapid growth to be 55,300 people by 2026 (increasing from 30,330 in 2011) (WAPC 2012).

Much of the Capes catchments area is within the Leeuwin-Naturaliste Ridge Policy Area; WAPC Statement of Planning Policy No. 61, which identifies the significance of the area together with the challenges it faces from growth pressures and competing land uses.
